Properties are pre-vetted, pre-financed and pre-closed.  This makes identifying 1031 opportunities extremely simple without added buyer competition. 
Step 2:
Marzo Capital Group performs extensive due diligence on all potential real estate deals to ensure the investments are aligned with client interests. 

We recommend investors consult with their CPA and perform separate due diligence to ensure investments align with their objectives.
Step 3:
Approved deals are added to the Exchange-X platform.
Step 4:
Create an account at 

Members gain full access to the Exchange-X portal to view, analyze and directly purchase investment grade real estate properties.  Investors can also access Offering Memorandums (OM), Private Placement Memorandums (PPM), due-diligence docs, property overviews and much more. 
Step 5:
Members view and complete electronic documents to purchase beneficial units of the chosen deal.   
Step 6:
Marzo Capital Group reviews and approves the purchase documents.
Step 7:
Investors fund the purchase (ACH Payment or Wire).  If conducting a 1031 Exchange, the Qualified Intermediary (QI) is responsible to wire the funds on your behalf to complete the purchase.

Upon completion, investors receive a purchase confirmation.  
Step 8:
Investors receive quarterly (or monthly) distributions and statements (if applicable) followed by periodic updates straight from the deal sponsor.
